The CA Coastal Commission approved Monterey County’s vacation rental ordinance (6-2 vote) at the August 2025 meeting.
The ordinance limits STRs to 4% of the housing stock in unincorporated areas and eliminate commercial VRs in Big Sur and Carmen Highlands. Unlimited “homesteads” – where property owners are present in the home – are allowed, as are limited vacation rentals, whole-house rentals for up to 30 days, three times a year.
